Job Description: NJ Cost Estimator - Luxury Mixed-Use Multi-Unit Residential New Construction Projects


Position Overview:


NorthPoint Staffing is currently representing our client, a prominent real estate development company in Union, NJ, as they seek an experienced Cost Estimator to join their team.


As a Cost Estimator, you will play a pivotal role in the company's multi-family portfolio of properties, working closely with the Architecture and Sales teams to determine job-specific options and provide accurate cost estimates for their luxury mixed-use multi-unit residential new construction projects. This position is suitable for either a junior candidate open to mentoring or an experienced professional with a minimum of 5 years of relevant industry experience.


Responsibilities:

  1. Collaborate with the Architecture & Sales teams to gather project specifications and requirements for accurate cost estimation.
  2. Conduct comprehensive bidding for finish trades, including but not limited to window installations, garage doors, interior doors, trim, hardware, cabinets, countertops, appliances, and flooring.
  3. Verify and analyze received bids to ensure accuracy and cost-effectiveness.
  4. Assist in the setup and maintenance of design centers for new and existing sites in preparation for the sales process.
  5. Issue purchase orders and contracts for job start releases on sold homes and awarded trades.
  6. Coordinate and select specifications for upcoming new construction rental sites.
  7. Negotiate pricing for materials and explore opportunities for cost savings.
  8. Research and identify new suppliers to expand our network and improve sourcing options.
  9. Handle coordination with national account and rebate programs to optimize purchasing benefits.


Qualifications:

  1. Minimum of 5 years of experience in estimating for luxury mixed-use multi-unit residential new construction projects is required.
  2. Excellent verbal and written communication skills to effectively communicate with various stakeholders.
  3. Strong knowledge of general construction and building practices, including an understanding of building materials and finishes.
  4. Familiarity with basic statistics, data gathering, and testing procedures to support accurate cost estimation.
  5. Previous work experience in the field and a corporate setting is preferred.
  6. Proficient in using Microsoft Office, particularly Excel, and MS Projects for data analysis and project management.
  7. Ability to work independently and efficiently manage multiple tasks under pressure to meet deadlines.
  8. A good understanding of purchasing requirements, procedures, and practices within the residential properties industry.
