Project Manager – Commercial Construction (Ground-Up & Renovations)

Salary: $120,000–$150,000 (DOE) + Excellent Benefits & Bonus Program

Position Summary

We're looking for a motivated Project Manager with 8+ years of experience managing commercial construction projects ranging from $100K to $6M+.This is a hands-on role responsible for managing projects from turnover through closeout, including buyouts, scheduling, budgeting, client communication and overall project execution. The ideal candidate is a self-starter who enjoys building relationships, solving problems and working collaboratively with clients, subcontractors and internal teams.

Responsibilities

  • Manage multiple projects from turnover through closeout.
  • Perform subcontractor buyouts and negotiate contracts.
  • Prepare scopes of work and subcontract agreements.
  • Develop and maintain project schedules.
  • Manage budgets, forecasting and cost controls.
  • Coordinate owners, architects, engineers and subcontractors.
  • Lead project meetings and maintain client relationships.
  • Resolve issues proactively while keeping projects on schedule and within budget.
  • Ensure quality, safety and successful project delivery.
  • Utilize Procore, Microsoft Outlook and Microsoft Office Suite.

 

Team Structure

Each project includes:

  • Dedicated Project Manager
  • Dedicated Superintendent overseeing field operations
  • Project Administrator supporting contracts and documentation

This structure allows Project Managers to focus on project delivery rather than administrative paperwork.

 

Qualifications

  • 8+ years of Project Management experience with a Commercial General Contractor.
  • Experience managing multiple commercial projects simultaneously.
  • Proven success managing projects from $100K–$6M+.
  • Ground-up commercial construction experience required.
  • Demolition, sitework and excavation experience preferred.
  • Experience with subcontractor buyouts and contract negotiations.
  • Strong scheduling, budgeting and cost management skills.
  • Excellent communication, leadership and relationship-building abilities.
  • Experience using Procore required.
  • Proficiency with Microsoft Office and Outlook.
  • Stable work history.
  • Valid driver's license and reliable transportation.

Work Environment

Based out of the Barnegat, NJ office, this role is approximately:

  • 60% Office
  • 40% Project Sites, Client Meetings & Field Visits

Projects are located throughout New Jersey, Southern New Jersey, Eastern Pennsylvania, Philadelphia, Delaware, Baltimore and Harrisburg.
