A Day in the Life of the Project Manager
This manager provides proactive overall administration and technical direction to single or multiple projects, including LEED projects. You liaison with prime client contacts; establish project objectives; and enforce company and project policies. You monitor construction and financial activities to ensure projects are completed in accordance with design, budget, safety protocols, and schedule through subordinate managers and supervisors, and ensure knowledge and compliance with this organization's corporate values.
- Budget/Financial: Administer and code purchases, orders, billing, and invoices; manage the risk exposure process and accounts for all possible unforeseen cost impacts to the budget or time impacts to the schedule; tracks budgets, cash flows, and bids for job cost reports;
- Safety, Compliance, and Monitoring: Enforce teams’ project safety policies, procedures, and company & OSHA standards; obtain building permits, insurance, and bonds; manages request for information (RFI) log; hold weekly safety meetings; identify warranty issues; compiles operations & maintenance (O&M) manuals, and submits them in accordance with contract documents; ensures—along with the superintendent—that the project site and construction activities are documented in writing, video, and photos, and are stored electronically.
- Personnel and Schedule Management: Mentor and encourage subordinate accountability and development, and builds morale through positive reinforcement; conducts performance evaluations, staff meetings, and conflict resolution; facilitates good neighbor relations around job sites; coordinates with superintendent; press project team to meet deadlines and milestones; reviews job status reports.
- Subcontract Management: Modify detailed agreement and/or purchase order template to the specific project and input, optimizing quality, cost, and timeline; complete buyout process, ensuring subcontracts are written within 60 days of contract; lead pre-construction meetings with subcontractors; document internal communications.
- Marketing: Promotes the company to the owner and design team, and engages the business development department in pursuing future opportunities; seeks to learn changes in the industry.
- Various other tasks as assigned.
Project Manager Qualifications
- About 10+ years' experience in commercial project management
- Experience with projects around $30M and up
- Extensive knowledge of established construction and maintenance techniques, procedures, and building codes
- Advanced knowledge of construction scheduling, cost control, risk assessment, safety protocols, operating instructions, and blueprint and contract literacy.
- This position works both in-office and onsite; the candidate must be able to perform the physical and technical responsibilities of this job. Must be able to sit, walk, reach, feel with hand, talk, and to hear; climb and balance on uneven surfaces; and lift up to 50 pounds.
