What you’ll do:

  • Assist the Purchasing Manager with the daily operations of the Purchasing Department.
  • Participate in the implementation and roll out of Division initiatives.
  • The Purchasing Agent analyzes system data, prepares purchase orders, solicits bid proposals and reviews requisitions for goods and services while helping to improve efficiency through cost reduction, steady pricing and uninterrupted flow of goods and services.


Responsibilities:

  • Provide a leadership resource to Purchasing team members providing knowledge, experience support and guidance regarding procedures and compliance
  • Make inquiries and evaluate suppliers on the basis of price, quality, and service support and availability.
  • Solicit bids from vendors, subcontractors and consultants
  • Execute lot starts and verify all final unit costs
  • Verify requests and approve all Extra Purchase Orders
  • Participate in price review activities with suppliers to promote understanding of cost drivers
  • Meet with new and current vendors alongside the Purchasing Manager and/or the Assistant Purchasing Manager to discuss pricing and changes
  • Pre-qualify subcontractors
  • Setup and monitor budget costs, option costs and sales prices
  • Maintain and update current budgets
  • Run detailed comps on revised bids and obtain approval for any price increases
  • Prepare direct costs analysis and variances for review
  • Input original Direct Costs budget
  • Execute lot starts and final proof all unit costs


What you’ll need:

  • Bachelor's Degree
  • 3+ years’ of experience related to construction and/or purchasing (homebuilding experience preferred)
  • Advanced MS Excel skills required (experience with JD Edwards is a plus)
  • Skilled in analyzing large quantities of data to make decisions and act on cost saving opportunities
  • Strong negotiation skills
  • Ability to perform basic material takeoffs
  • Ability to read and understand architectural and structural plans/details
