What you’ll do:
- Oversee the Southern Virginia operation and lead a team of Directors, Managers, etc to execute the core business of community development and lot deliveries to homebuilders.
Responsibilities:
- Responsible for establishing the business plan and goals for division profitability and growth
- Oversees the policies regarding financial management, land acquisition and development strategy and direction, quality and general operations
- Develop organizational plans for all land acquisition and development activities in the division
- Chair regular staff meetings to provide strategic direction to ensure division is on course to obtain objectives.
- Focus daily on processes and procedures to maximize resources to meet division goals and objectives
- Recognize talent, recruit, retain and motivate a team across all functions required to run a successful division
- Build and maintain a land pipeline by sourcing, negotiating and contracting with local landowners, brokers, etc
- Responsible for coordinating and managing the land development functions for a specific area to ensure timely completion to meet the company’s business plans and objectives
- Oversee community development plans including construction of streets, utilities (wet and dry), amenities, common areas, storm water management facilities and entrances
- Build and maintain relationships with national, regional and local home builders as well as commercial builders
- Leads or assists where appropriate, with the negotiations for the sale of residential lots to homebuilders as well as commercial tracts to commercial builders
What you’ll need:
- Bachelor’s Degree required / Master’s Degree preferred
- 10+ years of senior level experience leading teams acquiring and developing land for residential product
- A strong financial real estate and due diligence background to justify investment opportunities
- An extensive background in raw land acquisition, entitlement and development
- Knowledge of the Southern Virginia land market to include experience developing relationships and presenting to local landowners, civic officials, zoning officials, etc
- Experience working in the Homebuilding industry is a huge plus
