What you’ll do as the Development Manager:
- This role will ensure the successful infrastructure installation and land development of residential subdivisions.
- Important functions include bidding, contracting, field management, and close out of land development activities across multiple communities.
Responsibilities of the Development Manager:
- Provide input in the civil design, budget and schedule of development projects.
- Manage land development schedules and budgets. Ensure projects are complete, on-time and on-budget.
- Hire competent contractors to execute the development plans.
- Create bid packages for various disciplines of work needed for site development, as well as review and analyze submitted bids making suggestions for award of work.
- Negotiate final contracts and all change orders regarding price and schedule.
- Monitor and manage the progress of development contractors.
- Manage the platting and final approval process.
- Coordinate with local government inspectors regarding development construction issues.
- Lead the design, review, approval, permitting, bid and award processes for all project amenities.
- Manage the construction of amenity areas, entrance concepts, and land development plans.
- Ensure smooth working relationship between inspectors, contractors, surveyors and QC professionals.
- Assist with due diligence on prospective projects to include creation/review of preliminary budgets and schedules; review of site related reports, development orders and plat requirements; review and provide comments on engineering plans, plats, and landscape plans; interface with local government as needed to determine the viability of a project; and review and provide comments on Investment Committee packages.
What you’ll need to be a Development Manager:
- 5+ years of experience managing construction projects that included land development aspects
- Experience bidding out trades (RFP) such as grading, excavating, wet/dry utilities, and engineering
- Successful experience managing numerous development projects simultaneously
