What you’ll do:

  • Find land for future new home communities around Sarasota/Bradenton.
  • More specifically - source, find, place under contract, receive governmental approval and close on new land that meets the division's needs – both raw land and finished lots – across Manatee and Sarasota counties.


Responsibilities:

  • Create and foster relationships with landowners, land brokers, title companies, lenders, municipalities other homebuilders, and lot developers
  • Analyze the financial aspects of each development opportunity
  • Prepare complete financial analysis and pro-forma for properties under consideration for purchase
  • Preparation of Corporate Approval Package
  • Negotiate the acquisition of properties with sellers, landowners, attorneys or brokers
  • Prepare memoranda and other docs and analytics for corporate approval for land buys
  • Manage due diligence process on land acquisition opportunities, including initial master planning work in close coordination with internal design and land development teams
  • Monitor development phases and entitlement processes post-closing


What you’ll need:

  • 2-6 years of real estate development and/or land acquisition experience
  • Experience working with landowners, land brokers, title companies, lenders, municipalities, engineers, other homebuilders, and lot developers
  • Experienced in the use of market research tools and knowledge of GIS mapping applications and Google Earth
  • Working knowledge of zoning and land use practices, development standards, and utility solutions
  • Proficiency with Microsoft Office applications with advanced skills in Excel Ability to read and interpret lot plans, plat plans
