What They Need
Our client is seeking a Land Entitlement Specialist to join our team and assist in preliminary plating, due diligence, zoning, and final engineering permits. This person will create and manage land development budgets as the project is going through preliminary and final engineering design.
What You'll Do
- Conducts due diligence further, more intensive, environmental analysis of wetlands, streams, subsurface soils analysis i.e., water, rock, soft soils.
- Examines site plan development with respect to Topo, floodplain, utilities, storm water, sanitary sewer, storm drainage and water feasibility.
- Assist in overseeing engineering of subdivision and QA/QC utility, grading and stormwater design up to permit approvals.
- Coordinate with consultants to put together rezoning / PUD packages. Consultants will include civil engineers, landscape architects, land use attorneys, traffic engineers, environmentalists, surveyors, and geotechnical engineers.
- Address any design issues that can hinder the home building team and coordinate with engineers to ensure any issues are resolved.
- Assist in preliminary plat preparation and approvals and government approvals.
- Identify construction issues and assist project supervisors in solving problems.
- Review bids and assist with value engineering to make projects more feasible.
- Attend meetings with engineers, municipality representatives and public hearings
- Assist with multiple projects and keeping them on schedule to start construction in a timely manner
- Assist with special projects as requested and perform additional duties as required.
What You'll Need
- Bachelor’s degree in civil engineering, real estate, or related preferred.
- 1-2 years of land entitlement experience in homebuilding or land development.
- Excellent verbal and written communication skills for interaction with a variety of people inside and outside of organization.
- Detail oriented with exceptional organizational skills to keep projects on track.
- Critical thinking skills and forward thinking to analyze discrepancies and consistencies with construction plans and budgets.
- Strong proficiency with Microsoft Excel and Adobe PDF.
- Capability to walk potential sites before and during construction.
