Project Manager – Multifamily Renovations (Contract)
Location: Atlanta, GA (Near Truist Park)
Engagement: 1099 Contract

Our client is a well-established multi-family owner-operator focused on acquiring, developing, enhancing, and managing multifamily communities across the Southeast. Known for executing high-impact renovation strategies while maintaining long-term ownership, creating communities that perform operationally and are thoughtfully improved over time.
The Opportunity:
We are seeking a Multifamily Project Manager to lead renovations within a 275-unit community undergoing a full upgrade in the Atlanta market, near Truist Park.
This is a hands-on, field-driven role within an active, occupied community, requiring someone who understands how to execute renovations while residents are living on-site.
This role is not administrative. It requires presence, leadership, and the ability to keep multiple scopes moving in real time.
The Role:
- Managing interior unit renovations (turns, upgrades, scope execution)
- Overseeing common area and amenity improvements
- Coordinating subcontractors across multiple trades (flooring, paint, electrical, etc.)
- Leading construction and coordination meetings with ownership and stakeholders
- Driving schedules, sequencing, and execution in an occupied environment
- Ensuring timelines are met between move-outs, renovations, and new tenant occupancy
- Maintaining alignment across teams while respecting resident experience and privacy
Skills and Qualifications:
- Proven experience managing multifamily renovations in occupied communities
- Strong field leadership with the ability to lead from the job site
- Ability to manage timelines, subcontractors, and multiple scopes simultaneously
- High-level communication skills: clear, direct, and professional
- Personable, respectful, and able to navigate live tenant environments

- Project Managers between roles seeking a strong interim opportunity
- Individuals who are confident in stepping into a project and owning execution immediately
Compensation:
- 1099 Contract (not W-2)
- Compensation: Approximately $7,000/month
- Term: 6-month engagement with strong potential to extend up to 12 months (not guaranteed)
- Schedule: On-site 2–4 days per week
- Mileage reimbursement provided
- Must carry your own insurance
