BUILDING ENGINEER

This role requires a hands-on approach to building operations, maintenance, and construction oversight. Responsibilities span technical operations, vendor coordination, and tenant-facing services across commercial properties.

Key Responsibilities

 

1. Site Operations and Leadership

  • Perform daily property inspections and respond to building issues.
  • Maintain communication with property management and escalate emergencies or operational risks immediately.
  • Cover emergency issues 24/7 as part of an on-call rotation.
  • Monitor utility usage and mechanical systems for all assigned sites.

 

2. Tenant Service

  • Maintain regular communication with tenants.
  • Take initiative to resolve service issues and ensure consistent satisfaction.

 

3. Financial Monitoring

  • Assist with tracking engineering, repair, and construction expenses.
  • Review and verify vendor invoices.

 

4. Construction & Project Oversight

  • Coordinate tenant buildouts and capital improvement work with architects, contractors, and project stakeholders.
  • Attend project meetings, verify progress, track budgets, and enforce contract compliance.
  • Maintain records: permits, drawings, warranties, insurance, and close-out documentation.

 

5. Contract Management

  • Evaluate, solicit, and help negotiate vendor contracts.
  • Monitor contract performance and maintain insurance compliance.

 

6. Compliance and Safety

  • Ensure inspections, testing, and reports are completed for life safety systems in accordance with local/state/federal regulations.
  • Track corrections and communicate updates to management.
  • Lead site emergency procedure planning.

 

7. New Site Support

  • Assist in building commissioning and acquisition assessments.
  • Help establish manuals and procedures for new properties.
  • Address post-acquisition warranty issues.


Qualifications

  • Minimum 2 years’ experience in commercial real estate engineering or construction.
  • Proficient in: property management software, Word, Excel, Outlook, building automation, access control, and work order systems.
  • Strong communication skills and service mindset.
