We are actively seeking a highly skilled and experienced commercial real estate professional to join our team as a Leasing and Marketing Director. This pivotal role will encompass comprehensive oversight of all leasing activities across our diverse portfolio, including office, industrial, and retail assets. Job Description and Responsibilities
The Leasing and Marketing Director will be responsible for a broad range of duties, categorized into two primary areas:
- New and Renewal Leasing for Commercial Properties:

Inquiry Management and Lead Generation: Promptly and professionally respond to all lease inquiries received through various channels, acting as the initial point of contact for prospective tenants.

Renewal Strategy and Execution: Proactively initiate renewal conversations with existing tenants well in advance of lease expiration dates, fostering strong relationships and aiming for high tenant retention rates.

Space Presentation and Needs Assessment: Conduct compelling tours of available spaces, effectively highlighting key features and benefits. Skillfully assess customer needs, understand their specific interests, and gauge their price tolerance to tailor optimal solutions.

Proposal Development: Prepare comprehensive and attractive initial lease proposals, clearly outlining terms and conditions to entice prospective tenants.

Negotiation Coordination: Act as a central point of contact and coordinator for all negotiation activities between the property Owner and the prospective Tenant, ensuring smooth communication and progress towards mutually beneficial agreements.

Tenant Build-Out Coordination: Facilitate and coordinate all aspects of tenant build-out plans, working closely with internal teams and external contractors to ensure projects are completed on time and to specification.

Lease Document Drafting: Prepare accurate and legally sound lease documents, ensuring all agreed-upon terms and conditions are meticulously captured.

Onboarding Facilitation: Coordinate the seamless onboarding process for new tenants, ensuring a positive initial experience and providing necessary information and support.

Marketing Collateral Development: Develop high-quality marketing literature to effectively showcase buildings' current available spaces, including professional photography, detailed floor plans, and compelling presentation materials.

Database Listing and Management: Responsibly list all available spaces on major commercial real estate databases, including but not limited to Crexi, CoStar, and Loopnet, maximizing visibility and reach.

Data Accuracy and Integrity: Consistently ensure that all marketing databases are meticulously updated and accurate, reflecting the most current availability and property information.

Floorplan Design and Maintenance: Maintain up-to-date and accurate floorplan designs for all properties, ensuring they are readily accessible for marketing and leasing purposes.

Site Signage Management: Oversee and update site signage as needed, ensuring properties are clearly identifiable and branded effectively.
Requirements
To excel in this role, candidates should possess the following qualifications and attributes:

Educational Background: A Bachelor’s degree in real estate, business, marketing, or a related field is highly preferred, or equivalent practical experience demonstrating a strong understanding of commercial real estate principles.

Professional Experience: A minimum of three years of hands-on experience in commercial leasing agreements and negotiations is essential, with a proven track record of successful deal closures.
