The Senior Project Manager (SPM) is the project team leader responsible for planning, execution, delivery,
close out and the overall success of a specific project(s). The SPM is responsible for coordinating and
managing the construction process from start through close-out, as well as, ensuring quality and delivery
aligns with the overall expectations of the Owner. The SPM reports to the Director of Commercial
Construction.
Essential Functions:
• Senior Project Manager coordinates the sub-contractors, schedule, budget, compliance
requirements, and staffing of the project to ensure the project is completed safely, on time, and on
budget.
• Ensure standards of quality and safety are adhered to by assertively championing
safety culture to project team and subcontractors.
• Work collaboratively with Project Superintendent, architect and consultants on field and
constructability issues.
• Represent the company in a professional manner.
Duties and Responsibilities:
Contracts/Scope
• Collaborate with Project Developer or client to define timeline and scope
• Write Detailed Scopes of Work / Bid Packages for all subcontractors required for a successful project
• Schedule and attend Site Visits for subcontractors
• Review Subcontractor proposals to ensure the proposals are correct and include all required work per
scope and project requirements
• Select & Buyout with Purchase OrderSchedule
• Manage the Interior Designer and Client Selections Timeline to be sure all tasks for Client Selections are
occurring within the specified timeline.
• Proactively plan, communicate, coordinate, and manage construction schedules and activities for all
projects and coordinate with team, subcontractors, vendors and suppliers
• Implement new or modified plans in response to delays, weather and construction site emergencies.
Budget
• Review all selections with Interior Designer to ensure they are within original scope/budget and they are
buildable.
• Manage change orders
• Manage invoice coding / payment approvals based on progress of subcontractor and HHDB’s agreed
upon payment schedule with that subcontractor’s Purchase Order
Construction
• Ensure work is done in compliance with all Drawings, Design & Client Selections
• Daily job visits during production, check progress, quality, safety, signage and cleanliness
• Supervise and coordinate all field staff and subcontractors
• Proactively determine labor requirements for workers on project sites
• Requisition supplies or materials to complete construction projects
• Actively support a “safety first” environment on all job sites, always ensuring OSHA compliance.
• Attend and support monthly safety meetings.
Client Management
• Lead Weekly Client Project meetings and provide detailed Meeting Minutes
• Provide 2 Week Look Ahead Schedules for Clients and Subcontractors
• Explain plans and contract terms to clients if necessary.
• Issue progress updates as needed regarding costs and timelines
Qualifications & Skills
Required Education and Experience:
• 5+ years’ experience required as a Commercial Project Manager.
• Minimum 2-year associates degree in engineering, construction management, business or related field.
• Strong computer skills, specifically packaged construction management software similar to Spectrum
Viewpoint, Spectrum Teams, Plangrid, Procore, and Bluebeam, as well as the Microsoft Office Suite.
• Extensive knowledge of construction business and best practices.
• High level of leadership and interpersonal skills to handle sensitive and confidential situations. Position
continually requires demonstrated poise, tact and diplomacy.
• Strong analytical, organizational, and multi-tasking abilities are required in order to find solutions to
various issues prioritize work and meet deadlines.
• In possession of valid driver’s license, in good standing.
• The position demands a person of high integrity and character, as well as a great attitude.
• Strong leadership - the ability to both lead a team and function as part of team are critical.Physical Requirements
Required:
• Must be able to ascend and descend ladders, scaffolds, stairs and work in confined spaces and in
proximity to loud equipment.
• Must be able to lift and carry or otherwise move 50 pounds regularly.
• Must be able to move safely over uneven terrain or in confined spaces.
• Must be able to wear personal protective gear most of the day.
• Must be able to work outdoors in extreme weather.
