Experienced Block Manager

Location: Pinner, Greater London (In-Person)

Salary: £32,000 – £40,000 per annum

Employment Type: Full-time, Permanent


About the Role:


Are you an experienced Property Professional looking to join a thriving, friendly team in the heart of Pinner? Due to continued expansion, our client is seeking a dedicated Block Manager to oversee a diverse residential portfolio.


This is a fantastic opportunity for a proactive individual who excels at building relationships with leaseholders and ensuring the highest standards of building maintenance and safety.


Key Responsibilities

  • Oversee communal areas and building maintenance for residential blocks.
  • Conduct regular inspections, maintaining detailed logs of all findings and necessary actions.
  • Organise EICRs, HSFRAs, and ensure all health and safety regulations are strictly met.
  • Prepare annual service charge budgets, manage expenses/income, and oversee building insurance renewals and claims.
  • Liaise with contractors for quotations and visit sites to verify that works meet the required standards.
  • Attend client meetings and AGMs, meet new clients, and deliver exceptional service to leaseholders.
  • Complete LPE1 forms for flat sales and assist with general administration as required.


The Ideal Candidate:

We are looking for a troubleshooter who can work independently and take initiative. To be successful, you will need:

  • A minimum of 3–4 years in Property/Block Management.
  • Excellent written and verbal communication skills.
  • Strong IT literacy and experience with Microsoft Office.
  • High attention to detail and a commitment to task completion.
  • A clean UK Driving Licence and the ability to commute reliably to Pinner.
