Our client is seeking a detail-oriented and proactive Closing Coordinator to manage the end-to-end real estate closing process. The ideal candidate will have strong title knowledge, experience with New Jersey-specific requirements, and the ability to handle multiple transactions with precision and efficiency.
Responsibilities:
- Initiate new title orders by researching property and ownership information.
- Order and track relevant title and municipal searches to ensure timely processing.
- Review chain of title and related documentation.
- Compile and prepare accurate Title Commitments.
- Distribute commitments to clients in a timely and professional manner.
- Identify and resolve title issues and ensure all title requirements are satisfied.
- Coordinate with lenders, attorneys, and other parties to obtain necessary clearances.
- Provide lenders with required searches, proforma policies, and title documentation, ensuring compliance with New Jersey state regulations.
- Draft preliminary HUD-1 Settlement Statements and Closing Disclosures based on initial figures.
- Balance final HUD-1s and Closing Disclosures with lenders and manage communications through lender online portals and coordinate closely with mortgage brokers and borrowers.
- Handle disbursement of funds, including obtaining wire instructions, verifying their authenticity, and executing disbursements to all relevant parties securely and in compliance with regulations.
- Maintain a high level of accuracy and diligence throughout the financial reconciliation and disbursement process, as this is a critical aspect of the role.
- Manage the full lifecycle of the closing process.
- Schedule closings and coordinate with closers, borrowers, lenders, and attorneys.
- Prepare and review closing documents, ensuring timely and accurate execution of all paperwork.
Qualifications:
- Minimum of 2-3 years of experience specifically in New Jersey title closing and funding processes.
- Strong understanding of New Jersey real estate laws, title insurance, and closing procedures. Must be familiar with HUD-1 Settlement Statements, Closing Disclosures, and loan documentation.
- Exceptional attention to detail to ensure accuracy in all documentation and financial calculations. Excellent communication and interpersonal skills for client-facing interactions.
- Proficiency in title and closing software (e.g., Tracker Pro) and Microsoft Office Suite.
- Ability to identify, troubleshoot, and resolve title or closing issues efficiently under pressing deadlines.
- Demonstrates the ability to work collaboratively in a fast-paced environment while managing independent responsibilities effectively.
