Our Client in Hollywood Florida is looking for a Property/Asset Manager to Manager several properties in the Southeast United States. This person will be traveling one day a week and in office the rest of the week.
Responsibilities:
- Tenant Management:
- Handle tenant inquiries, concerns, and complaints promptly and professionally.
- Facilitate lease negotiations, renewals, and terminations.
- Ensure tenants comply with lease terms and regulations.
- Financial Management:
- Develop and manage property budgets, forecasts, and financial reports.
- Collect rents and other payments from tenants.
- Monitor expenses and implement cost-saving measures where possible.
- Review and approve invoices and expenses related to property operations.
- Property Maintenance:
- Coordinate and oversee maintenance, repairs, and renovations.
- Conduct regular property inspections to ensure compliance with safety and maintenance standards.
- Address maintenance issues promptly and efficiently to minimize disruptions to tenants.
- Vendor and Contractor Management:
- Hire, supervise, and manage contractors, vendors, and service providers.
- Obtain competitive bids for maintenance and renovation projects.
- Negotiate contracts and ensure vendors adhere to agreed-upon terms and standards.
- Legal and Regulatory Compliance:
- Stay informed about relevant laws, regulations, and building codes.
- Ensure properties comply with all applicable legal and regulatory requirements.
- Address any compliance issues or violations in a timely manner.
- Risk Management:
- Identify and assess potential risks to the property and its occupants.
- Implement risk mitigation strategies, such as insurance coverage and safety protocols.
- Respond to emergencies and incidents as they arise.
- Reporting and Communication:
- Provide regular reports to property owners or management company stakeholders.
- Communicate effectively with tenants, property owners, investors, and other stakeholders.
- Keep stakeholders informed about property performance, market trends, and strategic recommendations.
Qualifications:
- Bachelor's degree in real estate, business administration, finance, or related field (preferred).
- Previous experience in property management, real estate, or related field.
- Strong understanding of property management principles, practices, and regulations.
- Excellent communication, negotiation, and interpersonal skills.
- Proficiency in property management software and Microsoft Office Suite.
- Attention to detail, organizational skills, and ability to multitask.
- Problem-solving skills and ability to make sound decisions under pressure.
- Knowledge of local real estate market trends and conditions.
